Roof replacement and repair in Pensacola

Roofs for Gulf wind, with the paperwork to show it

We re-roof and repair homes in Escambia and Santa Rosa counties. Every roof we install is photographed layer by layer and papered, so an inspector can see what it has.

Wind mitigation

Your roof can lower your premium

Florida insurers have to offer credits for wind-resistant features, and an inspector records them on one state form. Five of its questions are about the roof. Each insurer decides what a credit is worth, and some roofs earn little, so ask yours before counting on a number.

  • Roof covering

A shingle, metal or tile product with a Florida Product Approval, put on under a permit. You get the approval number and the permit.

  • Roof deck attachment

How the plywood is nailed to the rafters. With the old roof off, we nail the deck to a closer pattern and photograph it before it is covered.

  • Roof-to-wall connection

Clips, straps or toenails hold the rafters to the walls. We look from the attic and tell you which you have. Adding straps is carpentry, priced as its own line.

  • Roof shape

Hip roofs shed wind better than gable roofs, and the form gives them credit. We can't change your shape, but we can tell you which one the form will call yours.

  • Secondary water resistance

A sealed layer under the covering that keeps water out if shingles blow off. It is a line you can add to any written estimate.

  • Not roof work: openings

The form also asks about windows, doors and garage doors. That is other trades' work, and we say so rather than quote it.

Who does what

A licensed inspector fills in the form. We hand over the proof.

We don't sign wind-mitigation forms, and we won't tell you what your insurer will credit. The inspector checks the house and writes down what is there. When they come, you have what they'll want to see.

Your roof folder holds

  • The permit and its final inspection

  • The product approval number for what is on the roof

  • Photos of the deck nailing before it was covered

  • Photos of the underlayment and any sealed seams

  • A note on what we saw in the attic

What neighbors might say

“They showed me photos of the deck before the underlayment went on. When the inspector came, I had a folder to hand him.”

Trent H.Re-roof, Perdido Key

“Isaiah found the leak at the chimney flashing, not the shingles I had been blaming. He sent photos from the roof before he fixed it.”

Cheryl D.Leak repair, Gulf Breeze

“The estimate listed every line, including what it didn't cover. The final bill matched it.”

Questions

Before you call

Will a new roof lower my premium?

It can, but only your insurer decides. A new roof with a closer-nailed deck and a sealed underlayer earns more credit on the wind form than an older one. Ask your insurer what each item is worth.

Do you fill in the wind-mitigation form?

No. A licensed inspector does, and we give them the permit, the product approval and our photos.

How long does a replacement take?

Most homes take two or three days when the weather allows. Larger, steeper, metal and tile roofs take longer.

Do I need a permit?

For a replacement, yes. We pull it, and the final inspection is part of the job.

What if it rains during the job?

We tear off only what we can dry in before the day ends, and we cover the rest. Florida afternoons make this a daily question.
