What we install

Roof replacement in Pensacola

Age is only a guide. Granules in the gutters, curling, lifted tabs, stains in the attic and daylight at the ridge tell us more.

  • Shingle

    Architectural shingles

The usual choice here. Florida sun and salt air are hard on them, and fifteen to twenty-five years is a common life before they need replacing.

  • Metal

    Standing-seam metal

Lasts longer than shingles and sheds wind well. We choose fasteners and finish for salt air, and we tell you what each costs to keep up.

  • Tile

    Concrete and clay tile

Heavy and long-lived. The tile outlasts the underlayment beneath it, so a tile roof often needs the paper replaced and the tile laid back.

How it runs

A replacement, day by day

Most homes take two or three days when the weather allows. We pull the permit, and the county's final inspection is part of the job.

  1. 01

Step 1: Day one: tear-off and deck check

The old roof comes off down to the plywood. We walk the deck, mark soft or rotted sheets and show you.

  2. 02

Step 2: Day one or two: deck nailed and photographed

We re-nail the deck to a closer pattern and photograph it before anything covers it.

  3. 03

Step 3: Next: underlayment and the sealed layer

Underlayment, drip edge and flashing go on. A sealed secondary layer goes on if it is on your estimate.

  4. 04

Step 4: Last: covering, ridge and cleanup

Shingles, metal or tile, then the ridge, vents and a magnet sweep of the yard. The final inspection follows.

Why we tear off instead of covering over

Roofing over the old roof hides the deck, and the deck is what the wind form asks about. We take the old roof off so we can see the plywood, nail it and photograph it.

  • Soft or rotted sheets are replaced at a per-sheet price written on your estimate

  • The deck is nailed to a closer pattern, not the one it had

  • You get the photos in your roof folder

Replacement questions

Can a new roof go over the old one?

Sometimes, but code and most roofers say no when the old roof is wet or already has two layers. We tear off so we can see and photograph the deck.

How long will the new roof last?

It depends on the material, the installation and the exposure. Ask us for the manufacturer's material warranty and our workmanship warranty in writing; both have terms and limits.

Do I need to be home?

Not for the work. Please move cars off the drive, take pictures off walls under the roof and keep pets inside.
