The estimate
What a written estimate includes
There is no price list here. A roof isn't a product, so we write each one down after we see it. A line that isn't on paper isn't in the price.
Tear-off and disposal
The old roof comes off and leaves with us.
Deck check
With a per-sheet price for any sheet we replace.
Underlayment and edges
Underlayment, drip edge and starter strip.
Covering and flashing
Shingles, metal or tile, ridge caps and flashing.
Vents and pipe boots
Every roof penetration, listed.
Permit and inspection
Pulled by us, with the county's final inspection.
Cleanup and papers
A magnet sweep and the warranty papers.
Options as separate lines
A sealed secondary layer, for example, is its own line.
Not on it
What it leaves out
We say so before we start.
Rotted wood beyond the deck
Rafters, fascia or soffit found once the roof is open.
Chimneys and skylights
Masonry work and skylight replacement.
Gutters
We tell you if they need attention, and who does it.
Wall carpentry
Straps and other work below the roof.
Interior repairs
Ceilings and walls stained by old leaks.
Inspector changes
Code items an inspector asks for on the day.
The visit
What happens at the visit
The visit and the written estimate cost nothing. The estimate holds for thirty days.
- 01
Step 1: You book it
By phone, text or the form. We ask the address and whether water is coming in.
- 02
Step 2: We walk the outside
From the ground first, with photos of the roof lines, gutters and vents.
- 03
Step 3: We go up
On the roof, tied off, or by drone when the roof is steep or wet.
- 04
Step 4: We go in the attic
For stains, wet wood, how the rafters meet the walls and how the attic breathes.
- 05
Step 5: We measure
The roof's area in squares, its pitch and what comes through it.
- 06
Step 6: We show you the photos
What we found, and whether it is a repair or a replacement.
- 07
Step 7: You get it in writing
Options, each with its lines, left with you to read.

Estimate questions
Do you require a deposit?
Payment terms are on the written estimate before you sign, along with when each payment is due. We don't ask you to pay for the whole job before it starts.
When do I get the number?
In writing, after the visit, as a flat price for the work listed. If we find rotten decking once the old roof is off, the per-sheet price on the estimate is what you pay.
Do I need a permit?
For a replacement, almost always. We pull it for you and the cost is on the estimate.
Ready for the visit?
Tell us where the roof is and when you're home.
