Questions
Roofing questions, answered
How long does a roof last on the Gulf Coast?
Florida sun, salt air and storms are hard on shingles. Fifteen to twenty-five years is common for asphalt here, with metal and tile lasting longer. Age is only a guide; we look at the roof.
How much does a new roof cost?
It depends on the area, pitch, material, how many layers come off and what the deck needs. We write it down after the visit. The list is on our estimates page.
What are signs I need a new roof?
Curling or missing shingles, granules in the gutters, a sag, stains or daylight in the attic, damaged flashing, or a roof near the end of its life.
How long does a replacement take?
Most homes take two or three days when the weather allows. Larger, steeper, metal and tile roofs take longer.
Do I need a permit?
For a replacement, yes. We pull it and book the final inspection.
What if it rains during the job?
We tear off only what we can dry in that day, and we cover the rest.
Will you check my attic?
Yes. An inspection includes the underside of the deck, the insulation, any stains or wet wood and how the attic breathes.
Do I need new gutters with a new roof?
Not always. We tell you if yours are damaged, sagging or too small, and who does that work.
What should I do before the crew arrives?
Move cars off the drive, take pictures off walls under the roof, cover things in the attic and keep pets inside.
What warranty do I get?
The manufacturer's material warranty and our own workmanship warranty, both in writing with their terms.
What does "lifetime" mean?
It depends on the manufacturer: usually as long as you own the home, for product defects, with the payout reduced over time. Ask for the document.
Do you take deposits?
Payment terms are on the written estimate before you sign. We don't ask you to pay for the whole job before it starts.
